Linden Hill Capital Submits Reserved Matters for 220,000 sq ft Flagship Logistics Facility at Huyton

Following on from the site’s existing outline consent which was secured in 2023, Linden Hill Capital has now submitted a Reserved Matters planning application for a new 220,000 sq ft, state of the art logistics facility at Wilson Rd, Huyton, Merseyside close to the intersection of the M57 & M62 motorways.

The proposed scheme comprises a single building featuring 18 metre eaves, a 65.5 metre service yard, power supply of 1.6 MVA and a specification designed to set a new benchmark for modern industrial and distribution space in the region.

Post approval, Linden Hill intends to speculatively develop the scheme with start-on-site chalked for in H2 2026, reflecting both the developer’s confidence in the North West market and the growing demand for high quality logistics accommodation. Completion is estimated at December 2027.

The submission follows significant progress on another major North West project where Linden Hill is currently on site delivering 160,000 sq. ft of mid-box space across a 10 acre development at Simonswood Industrial Estate, Merseyside. As part of that scheme, a 27,250 sq ft unit has already been pre-sold to John Mason International, a long standing occupier within the Linden Hill portfolio. John Mason will relocate from Linden Hill’s Huyton site in May 2026, unlocking the next phase of development for the new 220,000 sq ft facility. Linden Hill’s Simonswood site contains further 50,000 and 80,000 sq ft units available for sale or lease.
