James is a Chartered Surveyor with over 20 years of experience in commercial property, specialising in the logistics and industrial sector. James’ expertise is in occupational acquisitions & disposals, land acquisitions & disposals, development consultancy and supporting investors and their consultants on capital market opportunities.

Prior to founding BOX4 Real Estate, James started his career at Edwin Hill (now Ryan) with a multi disciplinary approach. James then went on to join Knight Frank LLP and led the Midlands Logistics and Industrial Occupational Agency Team where he was responsible for the strategic growth and performance of the team over a 12 year period.

Originally from an economics background, James entered commercial property close to 20 years ago and soon found focus in the industrial and logistics sector after making the move to niche North West agency WHR which he joined after leaving a role as Head of Private Treaty Agency at a leading regional firm. After WHR’s acquisition by global corporate Avison Young, James rose to head the firms North West industrial and logistics offer and did so for a number of years before becoming a founder member of BOX4 Real Estate.

Whilst James also works across the range of industrial and logistics disposal instructions with landlord clients including Tritax, Logicor, Stoford Developments & Indurent, he has a particular speciality in the acquisition side of industrial agency, having acted in that capacity for clients including EVRi, Cadent Gas, JK Phillips Group, Biffa and Sainsburys as well as numerous SME’s.

With over a decade of experience in the sector, Sam has a proven track record in both landlord and occupier representation. His expertise spans the full property lifecycle – from strategic site selection and development advice to acquisitions, disposals, and lease negotiations. Prior to founding BOX4 Real Estate, Sam was a Partner at Knight Frank for 5 years having previously held roles at Cushman & Wakefield and Roger Hannah. Sam is a member of the Royal Institution of Chartered Surveyors and is based in our Manchester Office and specialises in advising funds, property companies, developers, and occupiers on industrial and logistics real estate across the North West.

Throughout his career, Sam has delivered a wide range of high-profile transactions, acting for leading logistics operators, manufacturers, landlords and developers.
