BOX4 Real Estate advises on Sale of Prime Site at Hams Hall to Chancerygate

BOX4 Real Estate has successfully advised Cracknore Hams Hall on the disposal of a strategically located seven-acre development site in Coleshill, near Birmingham, within the established Hams Hall industrial and logistics park.

The purchaser, urban logistics specialist Chancerygate, acquired the site for an undisclosed sum with plans to speculatively develop approximately 145,000 sq ft of Grade A urban logistics space.

The proposed development will feature six leasehold units, ranging in size from 12,000 sq ft to 47,000 sq ft. Chancerygate is targeting best-in-class sustainability credentials, including EPC A ratings and BREEAM Excellent certification for all units.

Subject to securing planning permission, construction is scheduled to commence in Q1 2027, with practical completion anticipated in Q4 2027.

This transaction involved complex negotiations and coordination among multiple parties to unlock one of the premier remaining development opportunities in the West Midlands logistics market.

Cracknore Hams Hall was advised on the sale by BOX4 Real Estate, while Chancerygate received advice from DTRE. Both firms have been retained as joint letting agents for the forthcoming development.
