BOX4 Real Estate One Year Anniversary
BOX4 Real Estate Marks First Anniversary with Major Logistics and Industrial Property Deals Across the Midlands and North West
BOX4 Real Estate, specialist industrial and logistics property agents operating across the Midlands and North West, is marking its first anniversary after completing a series of landmark warehouse and distribution transactions across both regions.
Since launching in 2025, BOX4’s four co-founders have advised developers, investors, landlords and occupiers on a wide range of instructions covering all types of warehouse and industrial premises, from multi let estates, trade counter and industrial warehouse units and open storage sites to large scale distribution buildings, logistics parks and development sites.
Over the past twelve months, BOX4 has been involved in a number of high-profile warehouse, distribution and manufacturing transactions, helping occupiers secure strategically important facilities and supporting landlords in leasing speculative and refurbished industrial space. Headline deals include a 35-acre site acquisition in Crewe, 260,000 sq ft in Wednesbury, 141,000 sq ft in Stoke, 130,000 sq ft in Birmingham and 80,000 sq ft in Manchester, alongside multi-let and trade counter deals in Cheshire, Merseyside, Lancashire, Coventry and Bristol.
Alongside transactional activity, BOX4 publishes ‘Inside the BOX’ a bi-annual logistics and industrial property market report tracking occupier demand, take-up, availability and rental performance across the Midlands and North West. The research has tracked millions of square feet of warehouse transactions, providing actionable insight for developers, investors and occupiers active in the UK’s core distribution corridors. This depth of sector knowledge and occupational market expertise has underpinned several investment transactions, including most recently supporting on a 96,000 sq ft forward funding deal in Leyland, Lancashire with Arrow Capital Partners and Caddick Developments where BOX4 Real Estate are now retained on the letting instruction. The transaction is particularly significant as one of the few forward-funding deals to have been completed in 2026 so far.
James Clements, Director at BOX4 Real Estate, commented: “Our first year has exceeded expectations. We’ve worked on some fantastic instructions, built strong client relationships across the Midlands and North West, and fully established BOX4 in the industrial and logistics property sector. The market has faced challenges, but occupier demand remains resilient, particularly for high-quality warehouse and distribution space in strategic locations. The team brings lots of experience and are focused on delivering straightforward advice and our boots on the ground service is seeing real and effective results.
We are proud to have a strong presence in both the Midlands and North West, two of the UK’s most established markets for warehousing and logistics. This focus means we can offer our clients a joined up approach, grounded in local understanding and industry insight.
We’re grateful for the support of our clients, professional contacts and industry partners. Looking ahead, we expect continued demand for well-located industrial and logistics facilities across key distribution corridors such as the Golden Triangle, the wider Midlands, and the North West.
BOX4 will continue investing in market research, technology and innovative marketing to expand its presence across the UK industrial and logistics property sector.”
